Waterview at Bay Point – Rental Guidelines & Rules

For Owner/Renter Use

Section 1: Owners Renting Their Units

1. General Requirements

  • Owners must register their rental with the independent renting sites (ex. AirBNB) prior to leasing.

  • Proof of compliance with Marblehead/Erie County rental regulations must be submitted (e.g., permits or licenses if applicable).

  • Owners are responsible for ensuring renters receive and acknowledge a copy of Waterview’s Rules & Regulations.

2. Lease Terms

·      Renting terms must be determined with unit owner directly or on designated renting sites.

3. Owner Responsibilities

  • Ensure rent payments, deposits, and agreements are managed directly between the owner and renter.

  • Maintain unit in good condition and compliant with all HOA/Waterview standards.

  • Pay all association dues, assessments, and utilities (as applicable) regardless of occupancy.

4. Reporting & Enforcement

  • Owners must provide contact information for both themselves and their renters to the Association.

  • Owners will be held financially responsible for renter violations of community rules.

  • Failure to comply may result in fines or loss of rental privileges.

Section 2: Renters (Tenants of Waterview Units)

1. Community Conduct

  • Respect quiet hours: 10:00 PM – 8:00 AM.

  • Loud parties, disruptive gatherings, or music disturbing other residents are prohibited.

  • Treat all Waterview facilities, staff, and neighbors respectfully.

2. Amenity Use

  • Renters have access to: pool, clubhouse, fitness center, sauna, and fishing pond.

  • Renters must follow all posted amenity rules and hours of operation.

3. Parking & Vehicles

  • Each rental unit is allocated 2 parking spaces (1 in garage, 1 in driveway)

  • Street or overflow parking rules must be followed.

  • No boats, trailers, or oversized vehicles unless otherwise approved.

4. Property Care

  • Renters are responsible for basic upkeep and cleanliness of the unit during stay.

  • Damage beyond normal wear and tear will be charged to the renter and/or deducted from deposit.

  • No alterations, painting, or modifications to the property are permitted.

5. Prohibited Activities

  • Smoking is prohibited in common areas and within 5 ft of entrances.

  • Pets allowed only if approved by the unit owner and consistent with Waterview’s pet policy.

  • Illegal activities or substances are strictly prohibited on premises.

6. Check-In / Check-Out

  • Determine check-in and check-out times with unit owners directly.
